A duplex must work as two individual homes while being delivered as one coordinated project. DYME supports duplex development delivery in Sydney and NSW, connecting feasibility and design decisions with construction planning and the intended occupation or sale of each dwelling.
Planning two homes on one site
The brief needs to distinguish shared construction from dwelling-specific requirements. Site access, levels, service connections and the relationship between the two homes influence the build sequence. Different layouts or finish schedules should be identified early so pricing and procurement reflect both dwellings, not an assumed identical pair.
Approvals, interfaces and purchasing
The approval pathway and any subdivision requirements need to be confirmed with the appointed consultants. Separating-wall details, services routing and external works require coordinated documentation before trades begin. Shared purchasing can simplify delivery, but selections and lead times still need to be checked for each home to avoid one dwelling delaying the other.
A programme through to individual handovers
DYME sequences common site activities alongside the work specific to each residence, with visibility of design decisions, procurement and changes. Inspection and completion planning considers each dwelling separately, including outstanding work and handover documentation. The programme should reflect whether the homes will be occupied together, retained, leased or prepared for sale.
