Capability
Planning and coordination of building rectification works, from report review to verified handover.
DYME plans and coordinates the rectification of building defects for owners, owners corporations and managers in Sydney and NSW. The role is delivery: turning an identified problem and the advice around it into a defined scope, a workable programme and completed, documented works.
Investigation, engineering design and certification remain with the appointed consultants. DYME coordinates their involvement, sequences the works around their inspections and keeps the records they need to verify what was done.
Rectification of water ingress, failed waterproofing, facade and cladding defects, concrete spalling, masonry and render deterioration, corroded steel, leaking roofs, windows, balconies, planters and basements, and the making good that follows. Each defect has its own page below describing how it is approached.
Where a building also needs renewal of finishes or common areas, the repair scope is settled first and the refurbishment coordinated behind it, so presentation work does not conceal an unresolved defect.
Consultant defect or condition reports, engineering assessments, facade or waterproofing specifications, previous repair records, original or as-built drawings, and photographs of where and when the problem appears. None of these is a precondition: where the cause is not yet understood, the first stage is coordinating the investigation that produces them.
The project moves through defined stages: review of what is known, targeted investigation with the appointed consultants where the cause is unconfirmed, a written rectification scope, pricing and programme against that scope, staged works with inspection hold points, and completion. Scope is not priced until the cause is documented, so cost and programme relate to the defect rather than to its symptoms.
Most remediation happens while people live or work in the building. Access strategy, whether scaffold, swing stage, rope access or internal openings, is planned with staging by elevation, level or unit, defined work hours, resident or tenant notices and protection of the areas that stay in use. Temporary weather protection is planned for any stage where the envelope is open.
DYME is the single point of coordination between the client, the consultant who defined the scope, the engineer where structure is involved, and the specialist waterproofing, concrete repair, facade, roofing and finishing trades carrying out the works. Interfaces, sequencing and the timing of inspections are managed so that no stage is concealed before it has been checked.
Hold points, test results, photographs of concealed work and records of any additional areas found and approved are kept through the works. Completion includes making good affected finishes, a walk-through against the agreed scope and a handover record that shows the owners and their consultant what was rectified, how and where.
For a Sydney or NSW remediation enquiry, send the property location, the known issue and where it appears, any reports or drawings, access considerations, decision timing, budget range and required timeframe.
Contact Our TeamDefects in apartment buildings affect many owners at once. DYME brings structured planning, consultant coordination and accountable delivery to remediation programmes in occupied multi-residential buildings.
Commercial buildings need to keep trading while defects are rectified. DYME coordinates remediation works around tenants, building operations and the owner’s asset objectives.
Water ingress is the most common trigger for building remediation and one of the hardest to resolve by guesswork. DYME approaches it as a structured investigation followed by a planned rectification scope.
Concrete spalling, often called concrete cancer, occurs when embedded reinforcement corrodes and expands, cracking and displacing the concrete around it. DYME coordinates the investigation and structured repair of affected elements.
A facade is the building’s first line of defence and its most visible element. DYME coordinates the investigation, scoping and staged rectification of facade and cladding defects on occupied buildings.
When a membrane fails, the water it was designed to hold out finds the structure below. DYME coordinates the investigation and the staged replacement of failed waterproofing on roofs, podiums, planters and wet areas.
Balconies and podiums are external slabs that people use daily, exposed to weather and full of junctions. DYME coordinates the structured investigation and rectification of the defects that concentrate there.
Not every crack is structural, but every crack deserves an explanation. DYME coordinates engineer-led investigation to establish the cause and a controlled rectification scope for cracking in walls, slabs and structural elements.
Roof leaks are rarely where they appear to be. DYME coordinates a structured investigation of the roof, its drainage and its penetrations, then plans and delivers the rectification with the building in use.
Brick, block and rendered walls deteriorate slowly and then visibly: fretting mortar, drummy or cracked render, displaced bricks over openings and staining that returns after every repaint. DYME coordinates the investigation that explains the deterioration and the rectification scope that follows.
Below-ground spaces are the one part of a building where water is pushing in rather than running off. DYME coordinates the investigation of leaking basement walls, slabs, joints and pits, and plans rectification that can be delivered while the carpark stays in use.
Leaks around windows and doors are easy to misdiagnose because the frame, the flashing behind it, the sill below it and the wall around it can each be the cause. DYME coordinates the testing that identifies which, and the rectification scope that follows.
Planter boxes hold saturated soil against the structure permanently, which makes them one of the most frequent sources of leaks into the spaces beneath them. DYME coordinates the investigation and the staged rebuild of planter waterproofing on podiums, balconies and rooftops.
Exposed and embedded steel loses section as it corrodes, and the components affected are often the ones holding something up: lintels, awning supports, balustrade posts, roof framing and fixings. DYME coordinates engineer-led investigation and the controlled treatment or replacement of corroded steel.
Damp at the base of walls and musty, decaying subfloors come from the ground, not the sky. DYME coordinates the investigation that separates rising damp from other sources of moisture and the rectification that deals with the cause rather than the stain.
