Understanding roof leaks

Leaks develop at the points where a roof is interrupted: box gutters and sumps, parapet cappings, flashings to walls and upstands, penetrations for plant and services, skylights and the junctions between roof types. Undersized or blocked drainage and overflow provisions are frequent contributors during heavy rain.

Water can travel along roof sheeting, sarking, structure or services before it appears at a ceiling, which is why the visible stain is often some distance from the entry point.

How investigation and scoping is approached

DYME reviews existing reports and maintenance records and coordinates close inspection of the roof, gutters, flashings and penetrations, with water testing or drainage checks where needed to confirm the entry point. Rooftop plant and access constraints are assessed at the same time.

The scope defines the repairs or replacements required, any drainage upgrades, the treatment of penetrations and flashings, safe access provisions for the works and the making good of affected ceilings and finishes.

How rectification is delivered

Roof works are planned around weather, safe access and the building’s operation, with temporary protection where sections of the roof are opened. Roofing, plumbing and sheet-metal trades are coordinated with inspection hold points, and the internal damage is repaired once the roof has been verified.

For a Sydney or NSW roof leak enquiry, provide the building location, roof type, where and when leaks occur, any reports or maintenance history, access considerations, budget range and required timeframe.

Common questions

Can a roof be repaired without replacing it?
Often, if investigation shows the leaks are at specific details. Where the roof or membrane has reached the end of its life, replacement may be the appropriate scope. The investigation stage determines which applies.
What about rooftop plant and services in the way?
Access around plant and the temporary relocation or protection of services are assessed during investigation and included in the scope.
Will the internal water damage be repaired too?
Yes. Making good of ceilings, linings and finishes is planned as the final stage once the roof rectification has been verified.
