Understanding balcony and podium defects

Balconies and podiums bring together waterproofing, falls and drainage, thresholds to the interior, balustrade fixings, slab edges and finishes. A defect in any one of these often shows up as water in the apartment or car park below, ponding, cracked or drummy tiles, corroding balustrade posts or spalling to the slab edge.

Because balconies are usually part of an individual lot while the slab is common property, responsibility and access can be complicated, particularly in strata buildings.

How investigation and scoping is approached

DYME reviews the available reports and coordinates targeted investigation with the consultant, which may include water testing, opening up at thresholds and drains, and assessment of balustrade fixings and slab-edge condition by the engineer.

The scope sets out the extent of finishes removal, the waterproofing and drainage treatment, threshold and balustrade details, any concrete repair and the reinstatement of finishes, together with the access and staging strategy across the affected units.

How rectification is delivered

Works are staged by unit, elevation or podium zone so that residents retain access and only a defined area is open at any time. Waterproofing, tiling, concrete repair and balustrade trades are coordinated with inspection hold points, and each area is made good and handed back before the next begins.

For a Sydney or NSW balcony or podium enquiry, provide the building location, the number of balconies or podium area affected, any reports, access considerations, budget range and required timeframe.

Common questions

Can individual balconies be rectified one at a time?
Yes. Staging by unit or elevation is usual, and the sequence is agreed with the committee and residents in advance.
Will residents lose access to their balcony during works?
For the period their balcony is being rectified, yes. Notices and a clear programme are provided so that each resident knows when to expect the works.
Does DYME address balustrade issues as part of balcony works?
Where the scope includes balustrade fixings or replacement, it is coordinated within the same programme alongside the waterproofing and finishes.
