Understanding facade and cladding defects

Facade defects range from failed sealant joints, flashings and cavity drainage to cracked render, delaminated finishes, corroded fixings and non-compliant or deteriorated cladding panels. Some defects allow water in; others affect fire performance, structural fixing or simply the presentation of the building.

Because a facade is a system, the defect is often in the junctions between elements rather than in the elements themselves. Windows, balconies, parapets and slab edges are where problems concentrate.

How investigation and scoping is approached

DYME reviews the available facade reports, drawings and any authority correspondence, then coordinates close-range inspection and opening-up with the facade consultant or engineer where the construction behind the surface needs to be confirmed.

The scope defines which elements are repaired, replaced or re-detailed, the interface details at openings and junctions, and the access strategy, whether scaffold, mast climbers, swing stages or rope access.

How rectification is delivered

Facade works are staged by elevation to control access, weather exposure and disruption to occupants. Specialist cladding, glazing, sealant and rendering trades are coordinated with inspection hold points for the consultant, and temporary weather protection is planned for any stage where the envelope is open.

For a Sydney or NSW facade enquiry, provide the building location, the cladding or facade type, any reports or authority notices, access considerations, budget range and required timeframe.

Common questions

Does DYME handle cladding replacement projects?
DYME coordinates cladding rectification and replacement scopes defined by the facade consultant, including access, staging and specialist trades.
Can the building remain occupied during facade works?
Yes. Access equipment, staging by elevation and clear communication with occupants are planned so the building continues to operate.
How is weather managed when the facade is opened up?
Temporary protection and the sequence of removal and reinstatement are planned so that the building envelope is not left exposed between stages.
