Remediation · Window & Door Leaks
Leaks around windows and doors are easy to misdiagnose because the frame, the flashing behind it, the sill below it and the wall around it can each be the cause. DYME coordinates the testing that identifies which, and the rectification scope that follows.
Water that appears below a window or at the threshold of a sliding door may be entering through the frame joints, through a failed or missing head and sill flashing, through the perimeter sealant, over a sill that lacks adequate fall or upstand, or through the wall above and tracking down to the opening. Each path requires a different repair, and several can be present at once.
The problem is common in apartment buildings where many identical units repeat the same detail. A defect found in one opening is likely to exist in others, which affects how the investigation sample and the rectification scope are set.
DYME coordinates a staged water test of a representative sample of openings, isolating the frame, the perimeter and the surrounding wall in turn so that the entry path is confirmed rather than assumed. Inspection openings to the internal linings or external cladding are used where the flashing or sub-sill detail needs to be seen.
From the sample, the scope defines the repair type for each condition found: resealing and frame servicing, sill or flashing replacement, reinstatement of the weatherproofing at the perimeter or, where the unit itself has failed, replacement of the window or door. The extent across the building is then estimated from the sample and refined as works proceed.
Repairs involving flashings and sills require the opening to be partly dismantled and made weathertight again within a working day, so works are planned unit by unit with the occupants notified in advance. External access by scaffold, swing stage or elevated platform is arranged per elevation, and each repaired opening is retested before internal finishes are reinstated.
Where replacement units are required, procurement lead times are built into the programme ahead of site works. For a Sydney or NSW window or door leak enquiry, provide the building location, the type and number of affected openings, when the leaks occur, any reports, access considerations, budget range and required timeframe.
