What a make-good involves

The lease, the original condition report and the landlord’s requirements define the scope: removal of partitions, joinery, floor finishes and tenant services, reinstatement of ceilings, base-building services and finishes, and making safe of any penetrations or alterations the tenant made. The scope varies widely between tenancies and is often negotiated between tenant and landlord before works begin.

Strip-out of a tenancy also precedes most new fitouts, where the incoming tenant or the landlord clears the floor before design and construction of the new interior start.

How DYME scopes and plans the works

DYME reviews the lease make-good clause, any condition report and the landlord’s reinstatement requirements, and confirms the agreed scope with the tenant and the landlord’s representative before pricing. Services isolation, waste streams and the treatment of items the landlord may wish to retain are identified at this stage.

The programme is planned around the building’s access rules, lift and dock bookings, noise restrictions and the handover date, with a landlord inspection and sign-off built in as the final milestone.

Delivery and handover to the landlord

Works begin with services isolation and protection of common areas, followed by soft strip, hard strip and removal of tenant services, then reinstatement of ceilings, services, floors and finishes to the agreed standard. Waste is separated and documented, and the works are kept clear of the operating floors around the tenancy.

DYME coordinates the final landlord inspection and closes out any items raised before keys are returned. For a Sydney or NSW make-good or strip-out enquiry, share the tenancy address and area, the lease make-good clause, any condition report, the handover date and a budget range.

Common questions

What exactly has to be removed or reinstated?
Whatever the lease make-good clause and the original condition report require, as agreed with the landlord. DYME confirms this scope with both parties before the works are priced.
Can the make-good be done while the business is still operating?
Partially. Non-disruptive preparation can start early, but strip-out and reinstatement generally follow the tenant’s move-out and are planned into the period before lease expiry.
Does DYME arrange the landlord’s final inspection?
DYME coordinates the inspection with the landlord’s representative and closes out any items raised so that the tenancy can be handed back by the required date.
